Strong demand for office space continues at Leeds’ leading business location, Marshall’s Mill and The Round Foundry in Holbeck, which has welcomed two new tenants along with an additional two renewals.
Holbeck Urban Village, a major part of the city’s South Bank Leeds regeneration plan, has earned a reputation as the city’s home for pioneering companies with its mix of restored historic mill spaces, flexible, contemporary interiors and a digital infrastructure that offers the fastest on-demand broadband service in any multi-occupancy building in Leeds.
The first of the new arrivals is Fenner Drives, a Michelin Group company that provides specialised hardware for data centres, distribution centres and other industries. Fenner Drives is taking 1,951 sq. ft on the sixth floor in Marshall’s Mill on a five-year lease. They will be joined by SEO and digital marketing agency Spike Digital, which is relocating from its present site at Burley in Leeds and has agreed terms for 1,470 sq. ft in Marshall’s Court on a three-year lease.
Digital agencies Boutique Media and Bolser, have also renewed their leases. Boutique Media has renewed for a further three years on the 2,995 sq ft self-contained office space at 6 Saw Mill Yard, within The Round Foundry, and Bolser has committed to a further five years at Marshall’s Court, where they have 2,775 sq ft on the ground floor.
The Round Foundry and Marshall’s Mill estates offer a range of contemporary spaces set in heritage buildings which benefit from excellent transport links, ample parking and a buzzing social scene with popular outdoor spaces. Leeds train station just a short walk away.

The deals were managed by joint agents for the scheme, Creative Space Management and Knight Frank.
Federated Hermes Property Unit Trust is the landlord of the Round Foundry and Marshalls Mill developments within Holbeck Urban Village since taking over the sites in August 2015. The managing agents for this portfolio are Workman LLP. Creative Space Management and Knight Frank are lettings agents for the area.
