Aire Park celebrates major milestone at new landmark building

The newest building at Aire Park, Leeds’ 24-acre mixed use development on the former Tetley brewery site, has reached a major milestone, with developer Vastint UK celebrating not only topping out the striking seven-storey building but also naming it, The Keystone.

Offering 75,000 sq ft of Grade A office space, and almost 7,000 sq ft of flexible ground floor retail and leisure space, The Keystone has been earmarked as one of the city’s most sought-after commercial spaces.

The building’s name references its unique shape and footprint which is located on the corner of Waterloo Street and Hunslet Road. The new landmark building will act as a gateway to Aire Park on the approach from Leeds train station and the city centre.

With floor to ceiling windows, a rooftop terrace with views across the city and expansive green space on its doorstep, The Keystone is an exemplar of contemporary working environments.  Targeting BREEAM Excellent, along with WiredScore and WELL certifications, the building puts sustainability and occupier wellbeing at its heart.

The Keystone is the latest addition to Aire Park, which saw its first commercial buildings – 1 and 3 South Brook Street – open last year.  The building’s first tenants, expected when the building completes next year, will join a growing community of national and international businesses, including TPT, interactive investor and Devonshires.

Michael Cronin, Head of Portfolio at Vastint UK, said:

“We are incredibly proud to introduce The Keystone to Aire Park and the Leeds South Bank. More than just a visually striking building, The Keystone will become home to a vibrant community at the heart of Aire Park where city centre convenience, nature and wellbeing work hand in hand as part of the area’s wider regeneration. “

Designed by architects Cartwright Pickard, the building prioritises natural light and has been designed to create an inspiring gateway to the district. With an active ground floor offering retail and leisure opportunities alongside the new Grade A office space, the new building brings to life Vastint UK’s development ethos of creating a welcoming, inclusive and vibrant community.

Peter Cartwright, director at Cartwright Pickard, said:

“This is a great milestone for our team and a major step forward in the delivery of Aire Park and its next chapter. The Keystone is a high-performing, sustainable workplace rooted in its context.

“The form and footprint reflect its role as a key gateway into the Tetley Triangle and wider Aire Park. With a curved bullnose, the scheme addresses the city with confidence, while the green glazed brick at ground level connects it to the public realm and Leeds’ heritage.

“Off-site construction has played a key role in delivering a floor every two weeks while maintaining high design quality. Over 60 percent of the façade uses a single pre-cast panel type, enhancing efficiency and reducing waste. We are proud to be working with Vastint UK on a project that champions longevity, adaptability and placemaking.”

The Keystone has been delivered by a construction team including Leeds-based Moortown as principal contractor, alongside JPT Roofing and engineering company Inhus which has designed and delivered the pre-cast panel system.
