164 flats scheme in Hunslet set to go ahead

Delayed plans for an 18-storey block of flats are expected to go ahead after the developer agreed to include discounted rents.

Leeds City Council deferred granting planning permission for the development of 164 apartments on Sayner Lane in the Riverside area of Hunslet.

In May, a plans panel asked for design changes to be considered after the applicant, Countrylarge Ltd,  said it was not financially viable to include affordable homes.

A contribution to green space improvements was also to be reduced, from almost £207,000 to £31,800.

Now consent is expected to be given after Countrylarge included eight discount rents and increased the financial contribution to almost £148,000.

A planning report said the block would be a prominent addition to the city skyline.

It said: “Changes are proposed following comments made at plans panel to explore changing the design as a possible means to release funds for affordable housing and a green space contribution.

“At 18 storeys, this is a substantial building in an area that has relatively few buildings of scale.”

Council officers have recommended the project is put forward for approval when the City Plans Panel meets next Thursday (10 July 2024).

The report said a nearby householder had formally objected to the height of the new building since the May meeting.

They said: “It will dominate the local area and set a bad precedent for other surrounding sites.”

But planning officers said the size of the structure would be acceptable.

Councillors will be asked to delegate final approval to the city’s chief planning officer, subject to legal agreements being signed.
