Plans emerge for homes, offices and a park on the Tetley site

A pre-application report is to be presented to the City Plans Panel on Thursday (6 October 2016) by Vastint, the property wing of IKEA, who own the former Tetley Brewery site in Hunslet.

The site, along with the Kay’s site in Holbeck is one of the most important in the so-called South Bank area, and will be home to a new city park. The site is large and has a number of important heritage buildings both within and on the boundary of the site including The Tetley art gallery, Salem Chapel and the Old Crown pub. Its development will set the tone for future developments in the area.

The plans are for phase one of the site. This includes the car parks by the Tetley, the Carlsberg offices and the Asda depot. The site is bounded by Meadow Lane, Hunslet Road, Crown Point Road and Waterloo Street. A second phase will cover land between Crown Point Road and Black Bull Street.

Vastint’s proposals appear to follow the Council’s vision for the area. They propose a mixed use development including 1,000 homes, office space, retail and a hotel as well as park space. The park will not be a single contained space, but linked green spaces running through the site amongst the buildings. Whilst it is not quite the ‘Hunslet Stray’ proposed by LSDG, it preserves the original route of Hunslet Road from Leeds Bridge through to the Leeds City College Printworks campus as a walking cycling route.

The housing units will be a mix of one, two and three bedroom properties and Vastint are looking at a way enabling units to grow or shrink to fit families’ circumstances as they change without them having to move property. It is expected that 50 of the properties would be ‘affordable housing’.

No final decisions will be made at the meeting but Councillors will have a chance to discuss the plans with the developers and help shape the final planning application.
