Planning application submitted for key Holbeck site

CEG has submitted a hybrid planning application for a significant 3.52 hectare (8.69 acre) site on Globe Road and Water Lane in Holbeck, part of the Leeds ‘South Bank’.

This application was lodged in the same week that Leeds City Council approved Vastint’s plans to develop the Tetley brewery site and announced plans to remodel the railway station. The Council have dubbed the largely ex-industrial areas of north Holbeck and north Hunslet the ‘South Bank‘ and see it becoming part of an enlarged city centre. Whether Burberry proceed with their plans for a new factory on the Reality (Kay’s) site remains in doubt.

CEG’s application seeks detailed planning permission for two office blocks on the triangle where Water Lane meets Globe Road with ground floor retail and leisure; and outline planning permission for mixed-use development of offices, retail, leisure, hotel, health, education and community uses, parking and up to 750 new homes, along with new public spaces and landscaping.

“This is a derelict site where we can deliver a vibrant mixed-use strategic development of a critical mass and international quality that can enable this regeneration area to become a true gateway into the city, reconnecting local communities.”

CEG’s plans will retain the two-storey Knight & Willson printworks building façade as a feature within the design. They also promise to create thousands of new job opportunities and work in partnership with Employment Leeds to provide on-site training, education, upskilling and apprenticeship opportunities during construction to benefit local people. Future phases are due to include a 40 storey tower.

CEG is working with award-winning architects, Feilden Clegg Bradley Studios (FCBStudios), which secured the coveted International Tall Building of the Year Award in 2010 for Broadcasting Place in Leeds, seeing off competition from some of the world’s most prestigious buildings.

The area offers significant historic industrial character ranging from the Giotto Towers and Temple Works to Marshall’s Mill and the Round Foundry establishing a unique heritage identity which is reflected in the new proposals on a semi-derelict site.

    1. That’s our mistake, not the developer. The name on the building currently is Knight & Willson.
